When selling your home, it's important to think of the buyers who will be viewing it. You may love the pink paint with gray carpet, but to a potential buyer, they see costs to renovate that could turn them away (or lower their offer).
Light staging, removing personal items, and making it as "neutral" as possible can assist in creating a space that buyers can picture themselves living in.
Have a mortgage on your current property? If so, it's wise to contact your bank to find out how much you owe, and if there are any penalties for closing your mortgage early. These costs will be important to calculate when deciding if it makes sense to list your home.
Are you selling to upsize to a larger home? Getting to retirement age and need less space that's easier to manage? Having an idea of your goals for your next living arrangement helps create realistic expectations for timelines and price your current home would need to sell for.

Savvy Buyers will want a Home Inspection completed as part of the buying process. The benefit of doing a Pre-Inspection is to uncover any potential blockers in getting your deal to close. This will give you time to fix deficiencies, and helps us price your home appropriately. Home Inspections typically cost $600-$800 + HST, but can be well worth the cost.
Most homes will need some minor fixes and changes to command top dollar. Whether it's a fresh coat of paint, replacing the flooring, or adding new light fixtures, it's wise to have a small renovation budget set aside. If you've lived in your home for quite a few years, it will need TLC to attract new buyers. This also includes fixing any safety or mechanical issues that come up in the Pre-Inspection.
